Project/Development Pricing and Floor Plans
Prices do not include upgrades or premiums. Floor plans on this website may not be to scale and may be subject to architectural review and revision. Units may be a reverse layout to plans shown. All prices, plans, materials, specifications, details and dimensions, if any, are approximate and subject to change without notice in order to comply with building site conditions and municipal, structural, vendor and/or architectural requirements. Actual usable floor space may vary from stated floor areas. In Ontario, floor areas may vary in accordance with bulletin #22 published by the Tarion Warranty Corporation and in other jurisdictions, as may be permitted by law. Tile patterns (if any) may vary. CONTEST RULES: Live as One (“Contest”)
Dates: From 12:01a.m on August 10, 2020 EST to 11:59p.m. on September 9, 2020 EST (“Contest Period”)
Contest Sponsor:Almadev and its subsidiaries, affiliates and related entities (collectively “Almadev” or “we” or “our).
1) HOW TO ENTER: No purchase required. To enter the Contest, using your valid Instagram account: (i) follow us; (ii) like and share the Live as One contest post; and (iii) comment on it letting us know why you love this business and tag us OR upload a story highlighting your contribution to the community.
2) ELIGIBILITY: This Contest is open only to those entrants who at the time of entry are (i) legal residents in the province of Ontario; (ii) are of age of majority; and (iii) submit their entry through a valid or Instagram account. Employees of Almadev its affiliates, subsidiaries, advertising and promotion agencies, and suppliers, (collectively the “Employees”), and immediate family members and/or those living in the same household of Employees are not eligible to participate in the Contest. The Contest is subject to all applicable federal, provincial, and local laws and regulations. Void where prohibited.
3) PRIZE(S): Each winner will receive one $100 gift card to one of three local businesses in the Galleria community - either a local restaurant, a local pet store, a local family activity store - as determined by Almadev in its sole discretion. The total approximate retail value of all prizes is $300.00. The terms by which the gift cards may be redeemed are governed by the applicable retailer or service provider. Almadev is not responsible for administering or ensuring compliance with the terms and conditions of the gift cards. The prize shall be accepted as is and may not be exchanged or refunded for an amount of money, sold or transferred. No substitutions will be allowed. Refusal to accept the prize releases Almadev from any obligation toward the winner. Almadev reserves the right, in its sole discretion, to substitute a prize of equal or greater value if a prize cannot be awarded for any reason. Almadev shall not assume any liability for lost, damaged or misdirected prizes.
4) PROCEDURE FOR AWARDING PRIZES: At 3:00PM EST on September 10, 2020 at Almadev's offices located at 2235 Sheppard Ave E. Suite 1700, Toronto, Ontario, the Contest judging panel made up of Almadev VP of Marketing, the Manager, Marketing & Sales and the Marketing Coordinator (the “Judges”) will conduct a random draw from all eligible entries received during the Contest Period to pick three potential winners. Each entrant shall be eligible to win only one (1) prize. The first three selected entries will be contacted by Almadev within one (1) business following the draw by direct message to the entrant’s or Instagram account and notified that they are eligible to win. Each selected entrant must reply by direct message within one (1) business day of notification and provide Almadev with their contact phone number. Before being declared a winner, the selected entrant must first correctly answer, unaided, a time-limited mathematical skill-testing question to be administered by Almadev over the phone. Upon correctly answering the mathematical skill-testing question, Almadev will then direct message the selected entrant who will be required to reply via direct message their confirmation that they (i) have complied with the Contest rules; and (ii) that they have reviewed, accept and agree to be bound by the contest rules. Upon receipt of the selected entrants direct message confirmation, Almadev will provide instructions to the winner with respect to how to claim their prize. The deadline to claim all prizes is October 9, 2020. If a selected entrant: (i) cannot be contacted by Almadev by direct message within one (1) calendar day of selection; or (ii) fails to respond to Almadev’s direct message within the specified time; or (iii) fails to correctly answer the skill-testing question, then the selected entrant will be disqualified and will forfeit the prize. Almadev reserves the right to select alternate entrant(s) as potential winner(s) from among the remaining eligible entries and the selected alternate entrant(s) will be required to go through the same process until final winners are confirmed by the Judges. The judges’ rulings are final and without appeal in all matters related to the Contest and the awarding of prizes.
5) GENERAL RULES
a) By entering this Contest, you as the entrant (i) declare your eligibility to enter the Contest and agree that your name, image voice and/or submission and may be used for marketing purposes related to this Contest without any further notice, review, consent, compensation or remuneration to you; and (ii) release Almadev from all liability for any damage or loss arising from participation in this Contest or from the awarding, acceptance or use of the prize. All entries, including, if applicable, any story and/or photograph submitted in connection with the Contest entry become the sole property of the Almadev and will not be returned for any reason.
b) By entering this contest, you represent and warrant that your entry is an original work and does not violate any third party’s proprietary or intellectual property rights. If your entry infringes any third party’s intellectual property rights you will be disqualified at Almadev’s sole discretion and you shall, at your sole expense, defend or settle against such claims. You shall indemnify, defend, and hold Almadev harmless from and against any suit, proceeding, claims, liability, loss, damage, costs or expense, which Almadev may incur, suffer, or be required to pay arising out of such infringement or suspected infringement of any third party’s right.
c) All personal information, such as name and contact information, is collected by Almadev solely for the purposes of administering this Contest and shall not be used for any other purpose without your express consent. By providing this information, you consent to it being used for the stated purposes. See Almadev’s privacy policy at https://www.Almadev.com/privacy.
d) All entries must be submitted from a valid Instagram account. Entries shall be deemed to be submitted by the authorized account holder the Instagram account associated with the entry, as applicable. For the purposes of these Contest rules, “authorized account holder” of the or Instagram account is defined as the natural person who is assigned the Instagram account , Instagram or other organization responsible for assigning Instagram accounts for the account associated with the submitted Instagram account. Each selected entrant may be required to provide Almadev with proof that the selected entrant is the authorized account holder of Instagram account associated with the winning entry.
e) Almadev reserves the right to amend the Contest rules or to terminate the Contest at any time without any liability to any contestant. Any amendments to these Contest rules will be posted on https://www.almadev.com/disclaimer. f) Odds of winning depend on the number of eligible entries. Almadev is not responsible for any errors or omissions in printing or advertising this Contest.
